  1. Everyone who owns (owned) a rental has a story like that. It sucks. I can empathize. It definitely feels like it's harder and harder to be a small small mom-and-pop landlord. My advice is to either don't play or scale up. Once you have some scale, the appreciation or rent growth over time makes up for some a crappy tenant or 2, or 3, or... ?

  7. Very true but I don't have plans to sell yet. I'm only in my mid-30s. I also don't have a W-2 job so if even I sell, I have a pretty good control of my income for the year. Maybe when I get older, I will have to employ some fancy accountants to help. ? I'm not saying this is a great/best strategy. It just works for me. I think I'm doing okay so I keep doing it .
  8. I think you're responding to me but I ended up deleting my post. ? Yes, as mentioned, the stated income/no income verification loans are coming back. As a RE investor, I'm loving it. I think the underwriting is still okay since they only letting me do a cash out refi at 65% LTV with rates in low 4%, 30 Years fixed. I got other properties with higher than 5% loans. Can't wait to refi those!

  10. Greater than 75%, not including publicly traded REITs. My stock portfolio has done amazing past few years but wow the Bay Area RE has been nuts. Rising tide lifts my little boat.
  11. Nothing special. I just try to buy 1 property a year so a lot of initial expenses to deduct. I'm also in the SF Bay Area so my cash flow is barely positive for some places. The appreciation is what I count on. Then I cash out refi and buy another. Rinse and repeat.
