  1. I think as the new site gets more polished I will like it better than the old. Overall though I think the site is nice main points in contention - search function - more scrolling - ads in main text body - with the home page wasn’t an “about page” and instead the forum.
  2. I’ve found that getting involved in your community presents many opportunities to help individuals you meet along the way. I have seen enough nonsense from these big charities to shy away from the “black hole” as you describe. Giving directly to individuals (money, services, time, advice, skill teaching etc.) you meet and building relationships is way more rewarding, impactful and fulfilling in my opinion. Plus, you’ll make some good friends along the way with individuals you might not normally have associated with. People from different walks of life are more similar than one would think. Good luck!
  3. I’ve heard of people rolling their own cigs with pipe tobaccos. But this is certainly not as addictive as most of it is pure tobacco and not filled with all the extra chemicals jemn referenced. I didn’t see any mention of pipe tobacco as far as regulation goes.

I’m sure there is info out there saying weed is less harmful than cigs. One thing can be certain. Both aren’t good for your lungs. Weed has a shit ton of tar and depending on how you smoke it, it can probably be worse or not as bad from a lung perspective.

  7. Thanks! Permits and inspections! Exactly why I might not undertake this big of a project again for a bit. Youtube is one a hell of a resource. Most of it I learned in high school when my Dad would drag my ass out of bed on weekends to help him on jobs. Guess I'm appreciative now. All in all it took me a little over three months to do. I'll probably net about 2.5-3k per week spent on the project. Which is not to bad. That's probably a bit more than typical to be honest. As I said, that price was ridiculously low and mispriced. I had a few contractors in the area stop by and ask to buy it off me for 15k more than I paid. Luckily I have a buyer lined up (private sale) as I'm ready to get this one off the books. I make more just doing small projects. For example, those cabinets took me about two weeks to build, paint, and install. I would easily charge 20k+ for those. That tile backsplash I actually had quoted because I was feeling lazy....until I got a quote for 3.5k. Took me three days and $350 in materials (including a new laser level *thanks wifey). Would never want to do this full-time. There is certainly money to be made and I enjoy it now since I have no kids etc. But I'll be damned if I end up old crippled and arthritis ridden . Ideally I'd love to build high end built to spec custom furniture on the side. The marketing is the difficult part. ProTip: If you're looking to avoid the high lumber prices and you happen to have some Amish individuals within a few hours of you. Give one of their sawmills a call. Bribes may be needed!
  8. Although I do flip houses/ do small remodels on the side, I was referring to equities (REITs in particular). But I'll leave that up to ThePupil! He's got a way better knack for it than I. And a Bloomberg terminal Attached two pics of my current project. Bought the house at rock bottom price on a foreclosure in a great neighborhood. Typically don't get into whole houses as I work another fulltime job and it can get messy/expensive quick. This situation just worked out because of the price, location, circumstances of sale, work from "a home" , etc. Pics are from opposite angles. The major work was the kitchen/dinning room remodel. New wiring, custom cabinets (by yours truly), new floors/refinished throughout the home, windows in kitchen and dinning room, new drywall, new plumbing, new lights, tile, took down two walls put in a beam and post to open it up. I'm about 90% done (crown molding, trim, range hood, caulking and some other finish work to do). Basically I did everything myself except the countertop and the floors. Probably won't get into something this big again for a long time.
  9. I think Boise is turning into an Austin style city. From what my friend said there is an upward trend of new tech startups. From an investment (real estate focused) perspective I haven’t really seen any good plays or anything interesting.

  11. Now that I think about it, Wegmans also does this. @wabuffoThanks for the response on Mitek. I did check out their website and saw they also verify against an Govt ID using FaceID from a mobile device. It's my understanding that most state governments keep databases of photos as well. Some states use facial recognition for verification. For POS it certainly makes sense to use the barcode though as it's simpler and requires no additional hardware. How can we be sure that this relationship will be maintained? Politics aside, there is what dozens of companies working on concepts for a covid passport.   13. My comment was more directed at the governments concern of health issues (and teen use). Reality is one joint is equivalent to 2.5-5 cigarettes in terms of lung damage. Just find it ironic. As far as "teen use" goes. If I was a kid again, and weed were legal in my state. I certainly would be hitting some Maui Wowie or Euphoria Cookies instead of some peach flavored vape pen. Legalize weed and the underage issue of tobacco use will likely take care of itself (to an extent). But kids will be kids...

  16. Any opinion on how they stack up against Mitek? Been a while since I last looked at them; but they were definitely pushing into this space.
  17. It seems pretty interesting on the surface. Increase royalties, expand brands and product lines, etc. My main concern is the whole thing seems to hinge on brand adoption in China (Manuelbean says going well) and India (unproven). A lot of unknowns with this play.

  21. I did notice on the call that they seemed to agree with Dimon’s (JPM) view that office workplaces are still a necessity and the effects of wfh are beginning to show. This would lead me to believe that they aren’t yet willing to part with all of the office space. As you said, they don’t have a portfolio quality issue. So hopefully they keep the cream of the crop when it comes to Office.
  22. I did some pocking around and found about a dozen like this in the area. One was 500 sqft and 350k... Someone seems to have a solid angle on flipping garden sheds. All this to say, didn’t realize the market in that area was so hot.
  23. Listened top the last call this morning. Management seemed pretty open and honest. They seemed to touch on all the concerns individuals have as well as highlight key areas to improve shareholder value. This sale is a big step in the right direction. @Gregmal what's your take on management? I know they are unproven thus far. @thepupil If you were running the company what would be your next steps?
